Subdivisions

Subdivision is the process of dividing a larger parcel of land into smaller, individual lots. This allows for the development of residential, commercial, or industrial properties on those lots. The process involves planning and approval from local authorities to ensure the new lots meet zoning, infrastructure, and other regulatory requirements.

The establishment and authority for subdivision are held in the Town’s Subdivision Authority Bylaw 2024-80.  The subdivision authority for the Town is the CAO or the Planning and Development Manager for an application for subdivision approval, which is consistent with all statutory plans affecting the lands proposed for subdivision and which complies with the Land Use Bylaw. Where a subdivision application is not consistent, Council is the subdivision authority.

Only the subdivision applicant, a government department to which notice must be given under the Matters Related to Subdivision and Development Regulation, or a school board may appeal a subdivision decision.
